How Does A New Agent Close Over $4.1 Million In His First Year?

My name is Micah Shepard and I entered the real estate profession in July, 2005. My first full year of business was a success, in spite of the huge challenges I faced. Coming into the market on the tail end of several years of positive growth created some tough obstacles for me. Fewer homes were being sold, and the transition from a seller's to a buyer's market was well underway. Listings that would have once sold quickly were taking many months to sell.

Fortunately, I understood that having a presence on the Internet with a great website would be critical to my success. A friend in the technical sector referred me to Myers. After speaking with a Myers salesperson, I was quickly convinced that Myers could provide me with a website to get started quickly and keep going strong.

My Myers website has given me the critical edge that has led to my personal success. I closed over $4.5 million in my first year of business. It's increasingly evident that agents, who aren't focusing on their present and future technology needs, including the Internet as a significant marketing and communications channel, are being left behind.

My Myers representative sometimes uses my site to illustrate what it means to have rich consumer content and effective networking strategies with local businesses. I strive to continually develop my website content to make it interesting and informative to prospective buyers who visit my site from all over the country. I've had buyers from Hawaii, California, New York, Ohio, and New Jersey, all of whom went to my site, "checked me out", and did a lot of electronic communicating with me long before I ever sat down in front of them.

Myers makes it easy for me to update and continue to enrich my content, and my site is very visitor-friendly. Historic Beaufort is the third oldest city in North Carolina, full of historic homes, and of interest to boaters, historians, retirees, and young families. It's now becoming popular with SCUBA divers because of the many historic shipwrecks. Even Blackbeard once had a home here, and it's said that his ship, Queen Anne's Revenge, rests just offshore. It's wonderful to be able to appeal to prospects by displaying all this on my Myers website. My goal for my second year in business is to surpass my first year accomplishment of $4.5 million.

My financial services background provided a strong foundation for moving into this field. Investing in real estate on my own behalf helped too. Before I ever spoke with an agent, I started my own property searches online.
To that end, I'm in the process of adding another Myers website that will be focused on sellers and FSBOs. I am also continuing to develop my web presence and position myself as the real estate expert in the community.

Knowing that most people begin their search online, I use my Myers website to give people the proper tools they need to educate themselves about the market, and to discover what appeals to them.

Many consumers conduct online research before calling me or coming into my office. By the time I meet with them, they're already in the buying mode, and this decreases the cycle time for making a sale. They're typically also more educated and much easier to work with.

I can honestly say that one hundred percent of my business is influenced by my website. It is my primary marketing tool. I drive business to my site by networking, with direct mail pieces, and newspaper ads. I also make sure my website address is included on all my promotional items, such as pens. I certainly include it in my email signature and will be putting it on my new voicemail message as well.

I enjoy working with people, and I try to make that show on my website. My web presence is a work in progress that I continue to use and develop in order to be able to take good care of my clients
