Realtor Adopts Old Motto: "List to Last"

Having
achieved over 20 listings in his first 12 months in the business,
Larry Legowski of Keller Williams Real Estate has already surpassed
his initial business goals and continues to break new ground.
Larry now explains the details of his strategies for the benefit
of Myers' readers.

My name is Larry Legowski and I started my career in real estate
only twelve months ago. It didn't take long to learn that if
I plan to stay in business and build a successful practice it would
take a great deal of effort in consistent marketing and advertising.
Another big challenge I had to meet right away was maintaining the
capital reserves that were necessary to continue building my business
during the time I was waiting for buyers to purchase my listings.
As I patiently continued building relationships, I had to simply
trust that my efforts would eventually lead to the prosperous results
I was hoping for.
There's a saying among Realtors, "You have to List to Last,"
and that's exactly what my partner Kathy Lawson and I kept focusing
on. Lago Vista, Texas is a relatively small market with strong competition,
but we have nonetheless achieved relationships with two builders.
The builders found our Myers website quite impressive and that
was one of the key factors in winning their trust. We now have
over twenty builder listings and some additional private listings
of our own that we display and market on our website.

When
I started tinkering around with my new site, I found it surprisingly
easy to configure. I had never done anything like that before
and I was able to make it look exactly the way I wanted it to.
During that time I talked to my Myers sales representative who
was helpful beyond anything I ever expected.
I look forward to soon taking the free educational classes that
Myers offers on these subjects. Our website is an important
marketing and information tool that I can't be without, and I'm
determined to use it to its fullest potential.
People
are starting to see our team name, "Kathy & Larry,"
in a growing number of places as we continue to list, sell, and
prospect our farming area. The "buzz" it creates
among prospects and competitors is enjoyable to observe and
has proven beneficial for the business. I'm expecting to produce
$4 million in revenue this year, based on what I've already sold
and what I currently have in contract. The business strategy that
I have in place for the next twelve months will help me to double
my production. My plan includes:

One
of the builders recently visited our website again and was so pleased
with the way we were representing him and his listings that he decided
to have us list and feature another one of his new developments.
Texas, especially the Austin area, is THE new place on the radar
screen for many people looking to relocate.

Developing
my search engine ranking so that when someone does a search
for a new home in my geographic area, I will be displayed in a
top position.
Ongoing
efforts in growing new relationships
and expanding my geographic farming area for listings and sales.

People in Houston, in Florida, New Mexico, and as far as California
have contacted me and have visited our website to review our
listings that include floor plans, spec sheets, and elevations,
plus an extensive photo library of custom homes. I also provide
visitors to our site with links to several local resources and
vendors that I have personal experience with. Doing this is great
for my own community networking, and gives visitors a wealth of
interesting, relevant and local information. Shortly after
I started my business, I obtained a free Myers trial website (because
everyone I asked told me that Myers was the best).

My
experience so far has taught me that reaching the bigger goal of
a lucrative and rewarding business is based on achieving successful
relationships and marketing strategies along the way. And Myers
has proven to be an extremely valuable partner to me on both fronts.
